Privacy Policy

Our privacy promise

• We never store borrower names, street addresses, screenshots or loan documents.
• Offer screenshots are read on your own device and are never uploaded.
• The map service receives ZIP codes only, never addresses.
• We never sell your information, and we don’t use ads, ad trackers or analytics cookies.
• Local market data is opt-in, anonymous and shown only as totals.
• You can download or delete your saved data anytime from your Account page.

What we collect

Your account: your email address and login. Passwords are handled by our login provider; we never see them.

Your subscription: your plan, its status and the customer and subscription IDs from our payment processor. Card numbers are handled by Stripe; we never see or store them.

Your settings and fees: your minimum fee, hourly target, cost per mile, printing cost, service radius, starting ZIP code, state fee limits and any fees you enter.

Offers you analyze: the fee, signing type, signing ZIP code, starting ZIP code, appointment date and time, page count, mileage, time estimates, company name, your rating of that company, payment speed, the score, the recommendation and your Whispered Rate™. If you record them, also the outcome, final fee and date paid.

Your market-sharing choice: whether you agreed to share your offers anonymously.

Checklist downloads: if you request our free checklist, your first name, email, role and whether you agreed to receive emails.

Basic technical data: like any website, our hosting and database providers keep standard request logs (such as IP address and browser type) for security and reliability.

What we never collect or store

Borrower names, borrower street addresses, Social Security numbers, loan documents, offer screenshots or the text you paste. Screenshots and pasted text are read in your browser to fill in the calculator and are not saved or sent to us. If an offer includes a borrower’s address, only the ZIP code is used.

How we use your information

To run the calculator and save your results, show your offer history and statistics (Pro and up), show your rate card if you create one, process payments, send emails you asked for, keep the service secure, and understand overall usage in totals (for example, how many offers were analyzed in a month).

Local market rates

Sharing is off unless you turn it on. If you do, your saved offers are included in local totals that other sharing members can see: typical offer ranges for a signing type in a 3-digit ZIP area over the last 120 days. Totals appear only when there are at least 5 offers from at least 3 members, and no one can ever see your individual offers, your name or your company ratings. You can turn sharing off anytime under “Your numbers,” and your offers stop counting right away.

Service providers

We use a small number of providers to run the service: Supabase (database and login), Stripe (payments), Mapbox (mileage and drive time, which receives ZIP codes only), Namecheap (website hosting), and jsDelivr and unpkg (which deliver open-source code files the app needs, like any web request). Our fonts are hosted on our own site. These providers handle data only to provide their services to us.

Sharing

We don’t sell or rent personal information, and we don’t share it for advertising. We may disclose information if required by law, or to protect the safety and security of our members and the service.

How long we keep it

Your account data is kept while your account is open. You can delete your saved data yourself anytime, and we delete account data when you close your account, except where the law requires us to keep records (such as payment records). Copies in routine backups expire on our providers’ normal schedule. Checklist emails are kept until you unsubscribe or ask us to delete them.

Your choices and rights

From your Account page you can download your data and delete your saved data. You can also ask us to correct your information, close your account or stop emails by writing to support@theratewhisperer.us. Residents of Virginia and other states may have rights under state privacy laws; we honor these requests for every member and respond within 45 days.

Security

All connections use encryption (HTTPS). Database rules ensure each member can see only their own data. Logins are handled by our login provider and payments by Stripe. No system is perfectly secure, so please use a strong password and keep it private.

For notaries

The Rate Whisperer™ is not a notary journal and isn’t meant to hold borrower information. Please don’t type borrower names or addresses into any field.

Children

The service is for adults and is not intended for anyone under 18.

Changes

If we change this policy, we’ll post the new version here with its effective date, and we’ll email members about important changes.
