Terms of Use
Effective November 2026. These terms apply to The Rate Whisperer™ at theratewhisperer.us, a product of Lineé – The Signature Whisperer™ LLC, a Virginia company (“we”). By creating an account or using the service, you agree to them.
What the service does
The Rate Whisperer™ helps notaries and signing agents evaluate signing offers. It estimates time, costs and real hourly pay, and suggests whether to accept, counter or decline, along with a Whispered Rate™. These are estimates based on the numbers you enter and on mileage and traffic estimates from a map service.
Your decisions are yours
The service supports your decisions; it doesn’t make them. It is not legal, tax or financial advice. You are responsible for the numbers you enter, the offers you accept and the fees you charge. Published fee ranges shown on the site are for reference only and are not recommendations.
Follow your state’s notary laws
Notarial fees are limited by state law, and notary duties vary by state. Fee-cap information in the app is a convenience and may not reflect recent changes. You are responsible for following the laws, rules and fee limits that apply to you.
Your account
You must be at least 18. Keep your login secure, and tell us right away if you think someone else has used it. One account is for one person unless your plan includes additional users.
Plans, trials and billing
Paid plans are billed through Stripe and renew automatically until you cancel. By subscribing, you authorize recurring charges to your payment method. Free trials, where offered, convert to a paid plan at the end of the trial unless you cancel before it ends.
We may change subscription prices with 30 days’ notice to active subscribers.
Refund and cancellation policy
Subscription fees are non-refundable, except as required by law.
You may cancel anytime from the billing portal on your Account page or by emailing support@theratewhisperer.us. Cancellation takes effect at the end of your current billing period, and you keep access to the service until that date. No partial refunds are issued for unused days in a billing period.
The White Label setup fee ($199) is non-refundable once setup has begun.
If you believe you were charged in error, contact us and we’ll review it.
Privacy
Our Privacy Policy explains what we collect and how we protect it. Please don’t enter borrower names, addresses or other private borrower information into any field.
Local market data
If you choose to share your offers, you allow us to include them, without your name or any identifying details, in anonymous local totals shown to other sharing members. You can stop sharing anytime.
Acceptable use
Don’t misuse the service. That includes accessing other members’ data, scraping or copying the service, reverse engineering it, interfering with its security, sharing your login, or using it for anything unlawful.
Ownership
The Rate Whisperer™, the Whispered Rate™, the Offer Score and the site’s content and design belong to Lineé – The Signature Whisperer™ LLC. Your data belongs to you.
Availability and changes
We work to keep the service available and accurate, but it’s provided “as is,” without warranties of any kind, and may sometimes be unavailable or contain errors. We may update or change features over time.
Limitation of liability
To the fullest extent the law allows, we are not liable for indirect or consequential losses, including lost income from offers accepted or declined, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
Ending your use
You may stop using the service and cancel anytime. We may suspend or close accounts that violate these terms.
Governing law
These terms are governed by the laws of the Commonwealth of Virginia. Any dispute will be handled in the courts of Henrico County, Virginia.
